Two brilliantly preserved turn-of-the-century homes on a 10,426-square-foot lot in downtown Petaluma have hit the real estate market. A Georgian Revival five-bedroom, seven-bathroom mansion sits alongside a three-bedroom, three-bathroom craftsman cottage. The asking price for the entire property is $2,895,000.

The larger of the two 1902 heritage homes is the work of Brainerd Jones, a prolific architect in Sonoma County who the Petaluma Argus-Courier once dubbed as “the man who built Petaluma.” Jones’s other notable works in town include a schoolhouse, the Petaluma Carnegie Library and an addition to the McNear Building and Mystic Theater, all visible from the property.

The tawny rich millwork is the original stained redwood, with coffered ceilings and hand-carved columns. Brass and globe chandeliers are also original. Homebuyers yearning to bring the slow food movement closer to home may see a unique opportunity at Live Oak Farm Lane in Petaluma. Three new luxury homes and four ready-to-build lots are available on the property, dubbed an “agrihood,” a neighborhood with a communal working farm.

Live Oak Farm has century-old beginnings as a chicken-and-egg supplier, during a time when Petaluma was known as The Egg Basket of the World.

Exemplifying the area’s history is the 100-year-old oak tree and four original farmhouses that stand on the 30-acre property today. Green energy entrepreneur Randy Goldstein purchased the site in 2014. Goldstein partnered with local experts to create a development that would deepen residents’ connection to the land as well as their food sources.

Live Oak Farm will eventually be a neighborhood of 14 homes on seven two-acre sites alongside the community farm. The property also has a modern pavilion that functions as an educational venue. Home prices start at $3,600,00.

The modern homes have a farmhouse-forward design with board and batten siding and roofs pitched more steeply than those of ranch houses. Sonoma County-based Wright Residential, Farrell-Faber & Associates and Julie Buckner Design collaborated on the homes.

Heritage homes are a mainstay of Petaluma’s unique charm. One such home — a three-bedroom, three-bathroom Craftsman, originally built in 1902 and renovated in 2008 — recently sold for $2.25 million.

The teal shingle and siding-clad home, with a surround of mature vegetation, maintains its cherished vintage details, but boasts modern updates.

Built-ins, beveled moldings and coved ceilings remain, but central heating, dimmer LED lights by Lutron Grafik and a gas conversion of one of the two fireplaces are among the added modern amenities that homes of this vintage often lack.

The 2008 renovation included the addition of a third story, skylights, four exterior gables and the expansion of rooms — all while retaining the home’s character and history.

According to the home’s listing agent, Rob Sullivan, about five or so heritage homes are listed for sale each year in Petaluma. The Petaluma Museum noted that Heritage Homes conducted tours of local historic homes from 1969 to 2016 and awarded about 170 plaques.

For the past eight years, Laura and Robert MacDuff have operated French Salvage Antiques on the weekends and lived in the adjacent apartment. Now, they are closing their Petaluma business and selling the building.

A beautifully updated ranch home in Petaluma has hit the market. The three-bedroom, two-and-a-half bathroom home boasts an opened-up floor plan, handsome finishes, and clever design details. The 2-acre property also features a second home with one bedroom and one bathroom. The list price for both homes is $2,050,000. 

The Petaluma property’s owner, designer and artist Tegan Hoover, led the renovation of the 1975 home. Her aim was to enhance its sense of expansiveness, as well as its views. She achieved this by opening up the floor plan — a process which required removing many of the walls. The home now enjoys meadow views from nearly every room. Ample windows and recessed ceiling lamps bathe the living spaces in light. 

Hoover punctuated the look with vibrant colors dragged subtly throughout the house. The white walls were intended as a blank canvas for the splashes of color. The playful modern look mirrors Hoover’s own paintings, which hang on the walls. 

The kitchen has thoughtful details that support the squeaky clean, uncluttered aesthetic. The wood cabinets lack bevels, which tend to collect dirt. An electrical outlet inside one of the cabinets allow the coffeemaker to be hidden from view. There’s even a pull-out drawer with cutouts to hold compost bins—a favorite detail, says Hoover. The look is capped off with a generous slab of quartz, which waterfalls on each side of the eat-in kitchen island. 

A remnant slab of quartz serves as an elegant triangle countertop in the small bathroom. Hoover takes pride in the choice of an IKEA mirror hanging above it. A former commercial designer, she loves mixing attractive budget items with finer pieces.

Hoover created a handsome exterior with slate-colored stucco—a material called Exterior Integral Stucco that never needs to be painted. Accented by a pink doors and graphic-shaped succulent leaves, this ranch home truly sparkles.
